The construction system is the whole process of activities which takesplace from the moment the client conceives a building project or otherconstruction work. It involves all the parties of the construction industry, eachperforming an activity and fulfilling a function. The construction systemoperates at three levels, the site, the firm and the industry and plays a majorrole in the total economy.On the demand side, the main function is performed by the client. Theresponsibility of the client is to state clearly his requirements and to ensure thatthese requirements are met by providing for the availability of financialresources, for the development of appropriate design and for the adequatesupervision.On the supply side, the main function is performed by the contractorwho obtains and combines resources to meet the client’s requirements. Thecontractor’s function includes the provision of management, materials,equipment and labor for constructing the project. He also requires financing·throughout the contraction process.The link between the client’s function and the contractor’s function iscrucial; it centers on an agreement or contract between the client and thecontractor as to quantity, time, and price.The design function is the way in which the client translates his desireinto a form on which the contractor can base his work. The supervisionfunction comprises checking the product conforms to the design agreed to bythe parties to the contract.
